The Livingston acquisition adds a stabilized, single-tenant net-lease property as Wildcat Management expands beyond its Downtown Dallas redevelopment portfolio., August 18, 2026 -- Wildcat Management has closed on the purchase of a 7 Brew Coffee property in Livingston, Texas. The acquisition adds a stabilized, income-producing asset to the firm’s portfolio, extending its reach beyond its urban redevelopment work in Downtown Dallas and its Castle Ranch project in Mansfield.

The property is subject to a 15-year absolute triple-net ground lease and sits along U.S. Highway 190 near a new H-E-B and Walmart. The location is positioned in a corridor experiencing significant new investment. 7 Brew is one of the fastest-growing drive-thru coffee chains in the country, with locations expanding rapidly across the Southeast and Southwest.
The Alabama-Coushatta Tribe of Texas broke ground this summer on the Naskila Casino Resort near Livingston. The approximately 685,000-square-foot destination casino and hotel is expected to bring additional visitors and investment to the area in the years ahead. Angelina College also maintains a campus in Livingston, adding to the area’s long-term regional draw.
“This acquisition reflects a different side of how we invest,” said Tanya Ragan, President of Wildcat Management. “Our work in Downtown Dallas is about transformation—taking underused properties and reimagining what they can become. This acquisition is about identifying a stable, well-located asset in a growing corridor with a long-term tenant already in place. Both approaches serve the same goal: building a diversified portfolio that performs over time.”
Wildcat Management is also actively marketing the historic Purse Building at 601 Elm Street in Downtown Dallas. The six-story, approximately 65,000-square-foot landmark is positioned for its next phase of redevelopment and represents one of the firm’s signature historic preservations.
Wildcat Management is a privately held real estate investment and development firm led by President, Tanya Ragan. Based in Dallas and active across Texas and Minnesota, the firm’s portfolio includes the Purse Building and 1823 Cadiz Street in Downtown Dallas, Castle Ranch in Mansfield, and stabilized income-producing assets in growing regional markets.
