La Chicanita Bakery is transitioning from renting to ownership with the purchase of a 1,500-square-foot retail property for its new Aurora location.
United States, October 10, 2026 -- Brian Properties, Inc. represented La Chicanita Bakery in its acquisition of a 1,500-square-foot retail building located at 930 W. Illinois Ave. in Aurora, Illinois. The transaction closed Sept. 17.

The property sits on a 0.36-acre corner lot and features 132 feet of frontage along Illinois Avenue, pylon signage, surface parking, and B-2 zoning. The building was constructed in 1963 and was most recently occupied by Taqueria Arceo’s.
The seller, a local restaurant operator, was represented by Shawn LaBrasseur of John Green Commercial.
La Chicanita Bakery first opened at the corner of Jackson Street and North Avenue in Aurora before moving to its current location at 700 E. New York St. in 2004. In addition to traditional Mexican breads and pastries, the bakery offers prepared Mexican dishes, custom cakes for special events, and catering and wholesale service for local businesses.
La Chicanita Bakery plans to complete interior renovations to expand the kitchen and prep area and create a larger display area for its baked goods, with work planned for the second quarter of 2027. The property also provides significantly more parking than the bakery’s current leased space next door and offers the potential for future building expansion to accommodate additional tenants. That opportunity builds on the owners’ existing experience as landlords at their New York Street shopping center.

The acquisition gives the bakery greater control over its future space while allowing it to remain in the Aurora community it already serves and invest in its long-term presence there.
