Charlie Cummings represented the seller in a transaction that resolved equipment liens and used seller financing to close in 77 days.
Centennial, Colorado, United States, October 13, 2026 -- Innovate Commercial Real Estate announced that Founder and Managing Broker Charlie Cummings represented Kinesis LLC in the $1,750,000 sale of a 5,200-square-foot automotive repair property at 5646 S. Gibraltar Way in Centennial, Colorado. The off-market transaction closed on September 30, 2026.
The sale transferred a vacant, single-tenant automotive building with existing shop equipment to buyer Greg Bunch, founder of Aspen Auto Clinic and Transformers Institute. The property is being reopened for automotive service under its new ownership.

The property is located in Centennial’s Smoky Hill Village area in Arapahoe County, near Smoky Hill Road and the Arapahoe Road and E-470 corridors.
The transaction illustrates the additional considerations involved in selling a specialized owner-user property. In this case, the buyer’s ability to use the existing facility depended on resolving equipment liens alongside the real estate sale. Coordinating those issues with seller financing allowed both parties to complete the transfer within the agreed timeline.
From Tenant Default to Completed Sale
The building had been occupied by a long-term tenant that defaulted and surrendered possession in July 2026. The departure left Kinesis LLC with a vacant property, idle automotive equipment and no rental income.
Cummings conducted property tours with several interested parties and introduced the eventual buyer through a referral. The property received multiple offers without being publicly marketed.
Beyond identifying a buyer, the transaction required the parties to resolve liens attached to the shop equipment. Negotiations produced a structure that allowed the equipment to remain available for the new owner’s use at closing.
Seller financing provided the transaction’s funding structure. The property went under contract on July 15, 2026, and closed 77 days later.
“A vacant single-tenant auto shop is a narrow sale. There aren't many buyers who can use a building like this, and the ones who can need the equipment working the day they take the keys,” said Cummings.
For the seller, the completed transaction provided an exit from a non-income-producing property. For the buyer, it provided an existing automotive facility with shop equipment in place.
Buyer Highlights Access and Due Diligence Support
Greg Bunch credited Cummings with providing property access, detailed information and on-site assistance during the competitive off-market process. Cummings represented the seller rather than acting as Bunch’s buyer’s agent.
“Even though Charlie wasn’t acting as my buyer’s agent, he went above and beyond during a tight off-market, multiple-offer situation,” said Bunch. “He came out for multiple property visits to assist directly with due diligence, was always available whenever I needed to jump on a call, and fed us the detailed property information we needed to make informed decisions.”
Bunch also expressed interest in working with Cummings on future opportunities.
Greg Bunch is the founder of The Transformers Institute helps independent auto repair shop owners build more profitable businesses, develop their leadership teams and grow beyond a single location. The Institute offers business coaching, mastermind groups and practical training for owners, managers and service advisors.
