Southern Impression Homes Nears Completion of 112-Unit Charlotte-Area BTR Community

The Ivory on Long Creek marks SIH’s third project with Mandrake Capital and first in the Charlotte metropolitan area

United States, October 10, 2026 -- Southern Impression Homes (SIH), a full-service real estate development firm specializing in Build-to-Rent (BTR) communities, is nearing completion of The Ivory on Long Creek, a 112-unit cottage-style community in Gastonia, North Carolina. The fee-build development marks SIH’s first project in the Charlotte metropolitan area and its third project with Mandrake Capital, extending a relationship that began with two developments in Florida.

The Ivory on Long Creek reflects SIH’s ability to bring its vertically integrated development and construction capabilities to projects across multiple markets while providing partners with consistent execution from development through delivery. For Mandrake Capital, the project builds on an established relationship with SIH as the group expands on its robust BTR portfolio.

Located in Gastonia, approximately 21 miles west of Charlotte, The Ivory on Long Creek expands SIH’s presence in the Southeast and adds North Carolina to its growing multi-state portfolio, which includes projects in Florida, Georgia and Texas. As the community nears completion, the project provides another example of SIH deploying its construction platform to support partners pursuing opportunities across different markets.

The company's 140-person team brings experience across the BTR lifecycle, including structured finance, land entitlement, land development, homebuilding and asset management. SIH is part of the Sumitomo Forestry Group of homebuilders, the 5th largest home building organization in the U.S., providing additional scale and financial strength to support its operations. Sumitomo Forestry acquired an 80% interest in Southern Impression Homes in 2023.
